Oh, how I hate you!
I know we need revenue to run a city but 'come on'!!
Last summer the city decided it had to inspect (and charge a bundle for doing them) single dwelling rental houses (it had only ever done the duplexes and four-plexes etc) so that renters would have decent places to rent. I'm all for them having decent places to rent but...and the fees they charge?? some of these things are crazy!
I just spent $300 and labor ...perhaps $400 more, to fix up a rental that the current renters have damaged (but not destroyed...who punches holes in doors?? FOUR of them??).
I made the mistake of scheduling the inspection on Dec 29. I have two weeks to fix everything or the city will fine me on top of that lovely inspection fee. No one does anything the week of New Years Day!
So now I'm scrambling...because I leave for Phoenix on the 7th....very poor planning on my part.
BASEMENT:
fix two junction boxes
fill a small hole with steel wool and foam
MAIN FLOOR
fix dead bolt on front door
add locks to two windows
add a deadbolt to back door
fix the bathroom floor (that's the major issue)
replace vinyl flooring in bathroom
repair a vanity door hinge
repair one bashed in door
replace another bashed in door
UPSTAIRS
replace broken globes on four light fixtures
replace outlet cover plates
repair one bashed in door
replace another bashed in door
replace a light fixture in a closet
The two things that I think I should do: the bathroom floor and the deadbolt on back door.
The rest I have to do anyway whether I like it or not!
I should have taken pictures!!
so now I hope the inspector can make it back before I leave!
